GOLF VILLA 320
Villa 320 is perched high on the right hand side of the fairway of the 16th hole overlooking the green. The villa faces east and catches the summer breezes.
The main house contains 3 bedrooms (the master with Queen sized bed and the 2 guestrooms with a King single each), 2 bathrooms (master bedroom with ensuite bathroom and walk-in wardrobe) at the upper level. Downstairs you will find a central kitchen flanked by family, dining and lounge rooms. A study, laundry, and a guest powder room with shower recess, completes the picture. The terrace in between the separate guest studio (a fourth bedroom - Queen bed - with bathroom ensuite), the front gate and main entrance faces north-west and traps the sun in winter.
Features
The quality furniture is very comfortable with a lot of timber, persian carpets and beautiful artwork. The open kitchen is large and central with Miele appliances and a 2-door upright fridge/freezer with icemaker. The laundry contains washing machine, clothes dryer, ironing board and iron. The main rooms downstairs and the master bedroom has reversed cycle air-conditioning. All rooms have ceiling fans.
Rental
Rent for the minimum 2 months is AUD $4,200 per month. Gas and electricity are included in the rent (excessive use will be charged extra), as well as one full golf membership, and the use of electrical golfcart. Rent for 3 months and longer will be $3,900 per month, including the membership, excluding gas and electricity. Or $3,500 without membership.
Security bond
A bond, equivalent to 3 weeks rent ($2910) will have to be paid upon arrival. This amount will be held in Trust by the RTA (Residential Tenancies Authority) and will be refunded at the end of the tenancy, after inspection of the property.
Deposit
- 100% refundable (less 10% administration costs) up to 3 months before start of tenancy
- 50% refundable (less 10% administration costs) up to 2 months before start of tenancy
- non-refundable when cancelled less than 2 months before tenancy starts, unless a suitable replacement tenant for the same period eventuates
Availability 2009
The villa is available for rent as from 1 September 2009.
