GOLF VILLA 217

Villa 217 is perfectly positioned in the coveted east-northeast side in the Point. The villa has the most spectacular view of lakes and golf course.

The main house contains 3 bedrooms. The master with King sized bed, his and hers walk-in wardrobes and ensuite bathroom is on the ground level. Two guestrooms are upstairs and share a bathroom.1 guestroom contains 2 single bed, the other guestroom is fitted as an office and has a luxurieus Queen sized sofabed. Downstairs you will find a central kitchen flanked by family, dining and lounge rooms. A separate Guest Suite (a fourth bedroom - Queen bed - with bathroom ensuite), is in between the front gate and main entrance.

Features

The contemporary quality furniture is very comfortable and as new (owners are overseas). The open kitchen is centrally located and equipped with Miele appliances and a 2-door upright fridge/freezer with icemaker. The laundry contains washing machine, clothes dryer, ironing board and iron. The villa is fitted with ducted reversed cycle air-conditioning throughout. All rooms have ceiling fans. The Guest Suite has it's own reverse cycle air-conditioning unit, as well as ceiling fan.

Rental

Rent for the minimum 2 months is AUD$6,500 per month. For 3 months and longer the rent will be $5,850 per month. Gas and electricity, local phone calls are included in the rent, as well as dual golf membership and the use of an electrical golf cart.

Security bond

A bond, equivalent to 3 weeks ($4,500) rent will have to be paid upon arrival. This amount will be held in Trust by the RTA (Residential Tenancies Authority) and will be refunded at the end of the tenancy, after inspection of the property.

Deposit

• 100% refundable (less 10% administration costs) up to 3 months before start of tenancy
• 50% refundable (less 10% administration costs) up to 2 months before start of tenancy
• non-refundable when cancelled less than 2 months before tenancy starts, unless a suitable replacement tenant for the same period eventuates

Availability

In 2010 the villa will be available from 20 January to 16 May, and again last week September to mid December.
