Villa 335 is a free-standing single level villa in the The Woods, in a private corner position with it's veranda and back garden due north.

The Woods is a lovely landscaped precinct between The Point and The Ridge, and runs along the sixteenth hole, a long par 3.

With its Provence style atmosphere, this villa has 3 bedrooms, 2 bathrooms (master ensuite) and kitchen (with icemaker fridge/freezer) adjoining a breakfast area with sliding doors to the terrace. The third bedroom/study contains a pull-out sofabed. The dining/lounge area also opens to the large outside terrace, as does the master bedroom. One TV set (3 TV outlets), DVD, VCR, CD player. Large BBQ.

Rental

Rent is AU$4,500pm for the minimum rental period of 2 months. Rental periods of 3 months or longer are $4,250pm. The villa comes with one full golf membership (with a possible upgrade to dual membership for just $100pw more), which entitles the occupant to the member's discounts (10% at proshop and restaurant). No green fees. Membership to fitness centre is included as well as access to the heated 25m lap pool at the state-of-the-art Spa.

Security bond

A bond, equivalent to approximately 3 weeks ($3000) rent will have to be paid upon arrival. This amount will be held in Trust by the RTA (Residential Tenancies Authority) and will be refunded at the end of the tenancy, after inspection of the property.

Deposit $2000

• 100% refundable (less 10% administration costs) up to 3 months before start of tenancy
• 50% refundable up to 2 months before start of tenancy
• non-refundable when cancelled less than 2 months before tenancy starts, unless a suitable replacement tenant for the same period eventuates

Availability 2012

This villa will be available from now to late July/early August, and then again mid-late September 2012 to April 2013.
